As our trees grow and die, more maintenance has been required to maintain the park vegetation. We maintained nearly the same number of required park lawn cuttings as the previous year.
Kurt Blakely continues to perform an excellent job. As a result, the Board agreed that the continued use of our existing lawn maintenance “lawn cutting” contractor, Kurt Blakely, will continue. Kurt continues to provide top notch service at an unbeatable price.
Note: If you see an issue with any tree in our entrance or parks that may need attention, please let the Board know so we can put it on the to-do list.

Since Brooke Ridge Landscaping discontinued snowplowing services at the end of 2022, we decided on T&J Inc. landscaping and Snow Removal Services as our contractor last year. After providing prompt and good services for us last year, we have agreed to continue with them for another year.
With costs exceeding $5,000.00 for a seasonal contract, the HOA decided to continue with a per push contract of $600.00 per push in hopes we can save money as we did in the previous year with a per push contract. Salting expenses will run $150.00 per application, which covers our 4 main intersections.

While we continued with Brooke Ridge Landscaping last year, due to an increase in the contract rate, we opted for a “per-push” contract. Since we had a very mild winter, our snow removal cost was much lower than normal.
A set of 4 mailboxes along with the wooden post arrangement was nearly completely destroyed by Brook Ridge. The HOA paid for the supplies and labor to replace the damaged items, and Brook Ridge credited us on the snow invoice. The cost of plowing and the repair of these mailboxes was still below 50% of our normal snowplowing expenditure.
Brooke Ridge Landscaping has since discontinued offering snowplowing services and the HOA had to find a new contractor. After a number of bids, we decided on T&J Inc. landscaping and Snow Removal Services as our new contractor.

We agreed to continue with Brooke Ridge Landscaping of Clinton Township, but due to an increase in the contract rate, we opted for a “per-push” contract. With each plowing performed, we will be charged $450.00 plus any applicable salting.
Over the last few years we have had around six (6) or so “pushes” per season, and if this pattern holds true, we should do very well with our budget. The alternative would have been an unlimited push contract for $5,000.00 which equates to around eleven (11) pushes per season.

Litter on Entranceway
Unfortunately we have some individuals who consistently use our subdivision entranceway as a dumping ground for their trash, the most notable being the “Labatt Blue Beer Can” person. Mind you that it is scary enough that this person is drinking tall-boy Labatt Blue beer in their vehicle on a regular basis, but they also seem to need to litter our entrance on a near daily basis. If anyone spots this person, please either report them to the HOA or contact the police department.
Tree Trimming
For some reason the Township has not been notifying residents of overgrown trees between the street and the sidewalk lately. As a result, many of the trees throughout the subdivision are hanging into the street, and also becoming dangerous for sidewalk users. You are responsible for these trees being trimmed, and our subdivision insurance policy WILL NOT cover any legal actions you may face as a result of property or pedestrian injury. Please make sure to keep these trees trimmed to a safe distance.
Snow Removal
In the event of snowfall greater than 2 inches, please try to move vehicles from the roadway to assist our snowplow service. Remember, our snow plow service only plows the roadway and will not clear your driveway or sidewalk. Just as the Township snow plows do, our plow service will pile snow in from of your driveway and also to an extent in front of your mailbox. We also have many curved areas in our subdivision and some areas get greater snowbanks than others. Please try to understand the difficulty any snow service has and also realize the result will be better than that of the Township plows, should they show up at all.
Fences and Swimming Pools
With many new residents joining our subdivision, we recommend that you review the Legal Documents under the "more.." tab of the website. Contained therein are all of the subdivision by-laws and restrictions. Prior to installing and fencing or swimming pools, please contact the Board in order to do a review and approval of your project. Rarely has there ever been a project rejected and in most cases simply modifying a plan slightly meets necessary guidelines, so please take the time to ask first. The Board is legally bound to enforce the restrictions outlined in our by-laws and will use the subdivision finances and legal representation to enforce such restrictions.
Park Watering and Sprinkler Maintenance
In 2021 we didn't incur any costs for sprinkler maintenance and water usage because we kept a close eye on the need for park watering and determined it wouldn't be necessary to use the resources. If conditions exist where we would need to use the sprinkler system, we will activate it at that time.
Storm Drains in Backyards
Recently one of our homeowners informed the HOA that he has seen a number of the home drain pipes that drain from the sump pumps of each house to the storm drains have been getting plugged with sediment. He informed us that if you look into the storm drain you will see a pipe(s), (because more than one house can connect to the storm drain), sticking out into the drain pit pointing from the direction of your sump pump. You can possibly use a rod/pole to reach down and lightly tap the pipe to dislodge this sediment. If this pipe does get backed up, you may find water expelling from the overflow pipe beside your house located on the outside near where your sump pump is found in the basement. This could be best seen if the sump pump was running.
If you do see water coming out of your overflow pipe on the side of your house, and if you cannot dislodge, or don’t feel comfortable trying to do this, you should probably call a local plumber for assistance.

We decided to continue contracting Brooke Ridge Landscaping, who agreed to keep the rate of $4,300.00, including the salting of the intersections, for the 2021 year. The Board will review the decision on future seasonal contracts depending on the amount of service required this season. The last few years have seen little snowfall and it may be in our best interest to move to a "per push" service in the future. We will be monitoring this potential change throughout the winter season.

Beer Cans on Entranceway
Someone is throwing out beer cans (Labatt Blue) within our subdivision entranceway every week. Not only is this person a litterer, they are also clearly driving intoxicated through our subdivision. If anyone has any knowledge of who this is, please feel free to report them to the HOA Board and we will contact the authorities.

For some reason the Township has not been notifying residents of overgrown trees between the street and the sidewalk lately. As a result, many of the trees throughout the subdivision are hanging into the street, and also becoming dangerous for sidewalk users. We decided to continue contracting Brooke Ridge Landscaping, who agreed to keep the rate of $4,300.00, including the salting of the intersections, for the 2021 year. The Board will review the decision on future seasonal contracts depending on the amount of service required this season. The last few years have seen little snowfall and it may be in our best interest to move to a "per push" service in the future. We will be monitoring this potential change throughout the winter season.
Open Items
Beer Cans on Entranceway
Someone is throwing out beer cans (Labatt Blue) within our subdivision entranceway every week. Not only is this person a litterer, they are also clearly driving intoxicated through our subdivision. If anyone has any knowledge of who this is, please feel free to report them to the HOA Board and we will contact the authorities.
Tree Trimming
For some reason the Township has not been notifying residents of overgrown trees between the street and the sidewalk lately. As a result, many of the trees throughout the subdivision are hanging into the street, and also becoming dangerous for sidewalk users. You are responsible for these trees being trimmed, and our subdivision insurance policy WILL NOT cover any legal actions you may face as a result of property or pedestrian injury. Please make sure to keep these trees trimmed to a safe distance.
Snow Removal
In the event of snowfall greater than 2 inches, please try to move vehicles from the roadway to assist our snowplow service. Remember, our snow plow service only plows the roadway and will not clear your driveway or sidewalk. Just as the Township snow plows do, our plow service will pile snow in from of your driveway and also to an extent in front of your mailbox. We also have many curved areas in our subdivision and some areas get greater snowbanks than others. Please try to understand the difficulty any snow service has and also realize the result will be better than that of the Township plows, should they show up at all.
Fences and Swimming Pools
With many new residents joining our subdivision, we recommend that you review the Legal Documents under the "more.." tab of the website. Contained therein are all of the subdivision by-laws and restrictions. Prior to installing and fencing or swimming pools, please contact the Board in order to do a review and approval of your project. Rarely has there ever been a project rejected and in most cases simply modifying a plan slightly meets necessary guidelines, so please take the time to ask first. The Board is legally bound to enforce the restrictions outlined in our by-laws and will use the subdivision finances and legal representation to enforce such restrictions.
Park Watering and Sprinkler Maintenance
In 2020 we didn't incur any costs for sprinkler maintenance and water usage because we kept a close eye on the need for park watering and determined it wouldn't be necessary to use the resources. If conditions exist where we would need to use the sprinkler system, we will activate it at that time.

The Board agreed on a budget for the upcoming 2018 year and determined that the existing rate of $120 needed to be increased to $140.00 to meet increasing costs associated with snow removal and lawn maintenance. Recap of 2014
The 2014 year for the subdivision continued services we have been engaged in over the last couple of years. As a subdivision we continued to maintain the three primary park properties, namely the Woodview “wetland” area, the Tanglewood Circle center park, and the Tanglewood Circle Forest. We also continued maintenance of the 18-mile road entranceway, as well as the 18-mile road field directly across from our entranceway. Maintenance takes the form of lawn cutting, weed control, and tree planting or removal as needed.
Plowing of streets and subdivision entranceway, as well as salting some of the more dangerous intersections was continued in the 2014 year with no major incidents reported.
Tree removal in the parks was only needed for one tree this year at a minor cost of $300.00, following 2013 / 2012 years with no tree removal needed. For new residents of the subdivision, we had 25 trees removed from our forest park in 2010 and 6 in 2011, thus requiring residents to pay additional funds to replenish emergency accounts. Following a couple of years where this expense has not been incurred, we have been able to catch up on our financial standing.
Because of another mild summer, the parks did not require watering, thus saving the subdivision a fairly sizable amount of money on water expenses, but addition expenditures were required to fix sprinkler heads and the main control board for the sprinkler timer.
Overall, standard subdivision services are being rendered routinely and at a good price. We hope the result of these efforts is to continue to provide our residences with great service at the lowest price possible.
